"Daylight from front to back, once the main floor opens up."
transformation,
one team.
Full home renovations in Vaughan: whole-house updates, main floors opened up, a second storey built on, and new floors throughout. The design is rendered in 3D before demolition, and we check back 30 days after handover.
What We OfferWith us, a home renovation in Vaughan replaces the dated parts of a house in one planned job: floors, kitchen, bathrooms, walls that close in the main floor, sometimes a storey on top. One project manager runs it and keeps you posted every day.
Top to bottom
Your point of contact is one person. We coordinate each trade and detail, and a single team renovates your home on one timeline, foundation to roof.
Walls come down
Opening up a main floor's living space means removing walls and adding beams for flow. We look after the build, permits and structural engineering.
Expand upward
Dormers, second stories and additions give you more room. We manage it all in-house: the permits, the construction and the full architectural plans.
Bundle & save
Doing more than one room? Run the kitchen and bathroom as one project with us and you get better pricing, a faster timeline and finishes that match.
Unified foundation
Tile, LVP, engineered or hardwood goes in consistently across the house. We line up each threshold and work out the transitions for one cohesive look.
Every detail
We freshen up each surface (paint, lighting, doors, trim and hardware) so the redone rooms read as part of the rest of the house.
Why Choose UsOne team, one call
You won't juggle contractors. A project manager dedicated to your job runs trades, schedules and all communication. You call one number, and one person answers for it.
Efficient timelines
Expect 8-12 weeks for a typical full home renovation. We book the trades back to back so work doesn't stop, which gets you home faster.
No subcontractor chaos
Coordination is better, quality doesn't vary and every task has an owner, because our own crews do the painting, drywall, plumbing and wiring.
Concept to completion
Architectural drawings, 3D renders, material selection, and construction, all under one roof. We design it, we build it.
We handle city hall
We run the whole approval process: building, electrical and plumbing permits, along with every inspection. You never need to go into a municipal office.
Stay or relocate
We help plan around your living situation. Phase work so you can stay, or coordinate temporary accommodations if needed.

Contact us to check availability →FAQIn Vaughan, it turns on whether the plan touches the structure or an outside wall. Opening a main floor by removing a bearing wall counts as a structural alteration, which needs a City permit backed by drawings and, where they apply, engineered beam and joist specifications. A new exterior door, or a window made wider, needs a building permit that carries a lot grading permit from Development Engineering. Both appear as priced lines in the quote, next to the flooring, kitchen and bathroom work.
Most whole-house jobs run 8 to 16 weeks on site. The calendar can stretch before the crew arrives if the house is designated under the Ontario Heritage Act. In that case additions, new or replaced windows and doors, and changes to trim, cladding or paint need a Heritage Review, which goes to the Heritage Vaughan Committee and then to Council for approval before the Heritage Permit. A house that is not designated has no heritage step.
Yes, if the plan changes the structure or an outside wall. Vaughan wants a building permit for any structural alteration inside the house and for any new or widened opening in an exterior wall. The address matters as well: Kleinburg-Nashville is a designated Heritage Conservation District, and the City has heritage district plans for Maple, Woodbridge and Thornhill, so exterior work in those areas gets a heritage review. Our side of it is the drawings, the applications and the inspections.
Look for a licence, insurance and WSIB coverage, an itemized quote before work starts, a clear answer on which office serves Vaughan, and a named person running the job each day. Here, also ask who produces the structural drawings and who deals with a heritage review if the house needs one, because those set the start date. Our answers: licensed, insured and WSIB covered; an itemized quote with 3D renders; the Bradford office; Max and his father Roman on site; and we run the permits ourselves.

Every part of it. One project manager schedules our crew and the licensed electricians and plumbers from demolition to the walkthrough, and we draw, file and see through every City of Vaughan permit the plan needs, inspections included.

If the wall is structural, effectively yes. Vaughan's permit for a structural alteration needs drawings of the existing structure and the change, with engineered beam and joist specifications where they apply. Whether a wall carries load is settled before the plan is final, and it comes down only after the City issues the permit.
People also ask
Yes. A second storey is one of the additions we build as part of whole-house work, and the 3D renders let you see the new floor before any demolition starts.
People also ask
If one room can stay outside the work for the length of the job, yes. The daily update from your project manager names the rooms the crew moves into next, so you can plan where to work instead of finding out on the day.
People also ask
When the plan goes inside the walls instead of over them: rooms rearranged, wiring and plumbing rerouted, ceilings opened. Replacing floors, trim and cabinets on the builder's existing layout stops short of that.
People also ask
Yes, for homes inside those districts. The City's heritage review covers Kleinburg-Nashville, a designated conservation district, and the district plans it publishes for Maple and Woodbridge, so an addition, new windows or cladding there need sign-off first. On a designated property, Heritage Vaughan Committee review and Council approval come before the Heritage Permit.

Good to KnowA whole-house quote is a stack of smaller ones: flooring, kitchen, bathrooms, paint and trim, plus whatever structural and exterior work the plan needs. In Vaughan the structural part carries its own costs, because beams and joists are engineered and drawn for the permit, and any new or widened opening in an outside wall needs grading approval. We list all of it in the quote we itemize after your free consultation, so you can drop items before work starts rather than after.
When a whole-home plan touches structure, the permit set shows the existing framing next to the proposed change. Exterior openings come with their own permit and a lot grading permit from Development Engineering.
Heritage is the other layer. Inside the Kleinburg-Nashville district, or on a designated property anywhere in the city, an addition, new cladding or a change to the windows and doors needs a Heritage Permit as well as the building permit. We check the address at the first visit, so a heritage step is in the schedule from the beginning rather than discovered later.
More than half of Vaughan's homes date from those 25 years, so a whole-home job here usually deals with original builder work rather than pre-war construction: flooring, cabinets, bathrooms, trim and doors, and the layout they sit in. Doing them together means the permits are applied for once and the house lives through one stretch of dust instead of several.
Second storey additions are part of our full-house work. Going up is structural from day one, so the permit drawings show the current framing and the engineered beams and joists that will carry the new floor. On a heritage-designated property the addition also waits for its Heritage Permit, so we put that approval time into the schedule before the build date is set.
A Vaughan whole-home job is managed from our Bradford office. Max, who owns the company, is on it with his father Roman, and licensed electricians and plumbers take the wiring and pipes. Dust is controlled each day and the house is left safe for kids and pets. At handover we go room by room with you, and 30 days later we check in to see how everything is holding up. Kathleen Rusk wrote about a bathroom Max led in a 150-year-old century home, a job with "some challenges", and said the crew was punctual and kept their word.
