Basement renovation in Barrie, from a finished rec room or theatre to a legal suite with egress windows or a walkout. Max and Roman, a father and son team, lead the work, and one project manager sends daily updates.
What We OfferWe finish Barrie basements for the way you'll use them: family rooms and theatres, bedrooms and a bathroom, or a self-contained second suite with its own exit. Egress windows and new walkouts are part of the work when the plan calls for them.
Rental income ready
Built to rent out, our full legal secondary suites get their own entrance, bathroom, kitchen and bedroom. We look after permits, fire separation and whatever else the code requires.
Raw to refined
Transform unfinished concrete into beautiful living space. Framing, insulation, drywall, flooring, and electrical: we handle the complete build-out.
Entertainment space
Game rooms and private cinemas, done to a professional standard: soundproofing in the walls, acoustic treatments, projector wiring, tiered seating and ambient lighting.
Work & wellness
Your dedicated office or gym gets mirrors, rubber flooring, proper ventilation and power for equipment, with a design built around daily use.
Entertaining essentials
We'll wire, plumb and finish a basic wet bar or full kitchenette as you imagine it, with custom bars, sinks, storage and beverage fridges.
Light & access
Emergency egress and natural light come with proper window wells. A full walkout excavation goes further and opens up garden-level access.
Why Choose UsPermit specialists
We've put up 30+ legal suites and know the Ontario Building Code thoroughly where it covers separate utilities, fire separation, egress and ceiling height.
Dry guaranteed
Proper waterproofing, vapour barriers, and drainage solutions. We address moisture at the source before finishing walls.
Efficient timelines
Legal suites run 6-8 weeks once you count the time for permit approval. Most basement finishing jobs are done in 4-6 weeks.
Warm & efficient
Rigid or spray foam insulation lines the foundation walls. The basement feels like the main floor: comfortable, without cold spots.
Code compliant
For legal suites, we install proper fire-rated assemblies between units: drywall, doors, and sealing. All inspected and approved.
Maximize height
We can deal with a low ceiling by lowering the floor (underpinning) or going flush-mount, for maximum headroom and hidden mechanicals.
Fluent in the code after 30+ legal suites.
Walls get finished after waterproofing.
On average it takes 4-6 weeks.
Even warmth that matches the main floor.
Inspectors check each fire-rated assembly.
Concealed mechanicals, maximum height.

Contact us to check availability →FAQIt depends on the scope, and two Barrie items can add to it. If the sump pump or foundation drain turns out to be tied into the sanitary sewer, the City treats that connection as illegal, so it's redirected before the floor goes down. And a new walkout through the foundation needs its own permit and a structural design. The itemized quote shows what each adds.
The build typically runs 4 to 6 weeks. Ahead of it come the permit drawings when the finish needs a permit, and once work starts the City's staged inspections set the pace before drywall. A rental suite has one more step after construction: the unit has to be registered with the City before it can be rented legally.
Often, yes. The City of Barrie requires a building permit when a basement finish changes structure, plumbing, HVAC or fire separations, adds a bedroom or enlarges a window. Adding a basement suite needs a permit of its own, and so does a new walkout. Drywall and flooring in an open space with none of those changes is the simpler case. We prepare the drawings and book the inspections.
Yes. Basement work happens indoors, so snow doesn't stop the crew. When the finish needs a permit, the start date depends on the City issuing it rather than on the weather, which is why we get the drawings in as soon as the design is settled.

A building permit, its inspections, and then registration. The City of Barrie requires a permit to add a basement suite, and its Additional Residential Units Registration By-law requires every additional unit to be registered with the City. Registration is the step that lets you rent it legally.

Yes. Built as a self-contained unit, it follows the same permit route as any basement suite, and as an additional unit it has to be registered with the City. If it stays part of the main house, it's a basement finish with bedrooms and a bathroom.

It means cutting an opening through the foundation for an outside door, built to a structural design. The City of Barrie lists a basement walkout as a permit item of its own, so design time and inspections join the schedule. We draw it up, apply and book those inspections.

Yes. The City of Barrie puts HVAC changes on its list of basement work that needs a building permit, so ducts moved for headroom or run to heat a new room go on the permit drawings. They're inspected with the rest of the work before the ceiling is closed in.

Not into the sanitary sewer. The City of Barrie describes sump pump and foundation drain connections to the sanitary line as illegal, along with downspouts tied into it. If the finish turns one up, it gets redirected while the walls are open instead of being reconnected behind new drywall.

It can, but not without a permit. Barrie puts installing or removing load-bearing columns and beams on its building permit list, so an engineer details the new support first and the City reviews it. That design and the permit both come before the post is touched.

Good to KnowIn Barrie, a basement's cost moves with the permit work: a suite, a walkout through the foundation or new bedrooms each bring drawings and inspections, and a sump tied into the sanitary sewer has to be redirected first. Following a free consultation, the itemized quote shows what each adds before you commit; once the work starts, nothing hidden gets added. Nicholas Milano, whose basement Max finished, called the pricing fair and said the space was "done exactly how we wanted."
A second suite is built to permit drawings that cover fire separation between the units, exits and separate services, and the City inspects each stage. When construction ends, there's one more step: Barrie's Additional Residential Units Registration By-law requires the unit to be registered before it can be rented legally, so leave room for that in your plans.
If the house is close to Lake Simcoe, a stream, a steep slope or wetland, the lot may fall under the Lake Simcoe Region Conservation Authority, and adding a dwelling unit there needs the authority's permission on top of the City permit. The City itself tells owners to confirm this before starting, so we check the lot first.
Max leads our basement jobs with his father Roman, out of the Barrie headquarters, and one project manager keeps you updated every day of the build. Before any of it, we come to the house, measure and talk through budget; at the end, we walk the finished space with you and check back 30 days later.
