In an older historic core house built before the 1940s, allow for older framing behind the walls. Cabinets and counters decide the rest.
Usually 3 to 5 weeks of work. If the plan changes walls, plumbing or ductwork, the Town of Newmarket's building permit has to be issued before demolition, so that approval sits ahead of the start date and the inspections fall inside the build. A same-footprint kitchen with new cabinets and counters can start once the materials are in. Cabinet lead time is the other thing to plan around.
You need one if walls or mechanical systems change. Newmarket's permit list covers adding or removing walls as well as HVAC or plumbing alterations, so an opened-up layout, a relocated sink or new ductwork all count. Replacing cabinets, counters and backsplash on the same layout involves neither. When a permit applies, we take care of it and the inspections.
It can be done, with a permit. Removing the wall needs a Town of Newmarket building permit before demolition, and if the wall carries load from above, the application needs structural details for a beam. We look at the framing and what runs through the wall at the first visit, then show you the opened room in 3D before you commit.

The Official Plan dates the Traditional Suburban Character Area, the ring of subdivisions outside the historic core, to the 1940s through the 1990s. Kitchens in those houses are often original. Where the plan is to open one to the living room, removing the wall is permit work: we check whether it carries load, have the beam detailed if it does, and plan the island and cabinet runs around the new opening. You see the opened-up room in 3D before anything is taken down.
