What We OfferA full home renovation in Barrie can mean opening the main floor into one space, adding a second storey, replacing the flooring in every room, or redoing several rooms as one project. It can also take in a second unit built inside the house.

Contact us to check availability →FAQIn Barrie, two choices bring permit work into the price. Taking out a load-bearing wall for an open-concept plan calls for an engineered beam plus a City permit, and adding a unit inside the house needs a permit of its own, built to drawings for fire separation, exits and services. Beyond those, the price follows how many rooms change and the finishes you pick.
Typically 8 to 16 weeks on site. In Barrie the start date depends on approvals, since an open-concept plan or a new unit waits on the City permit, and the order of work depends on the season. Barrie gets lake-effect snow every winter, so any addition or new opening in the walls is timed to have the house closed in before heavy snow.
It depends on what changes. Barrie wants a building permit whenever load-bearing walls, beams or columns are added or taken out, and whenever a basement suite or other unit is added within the house. Finishing a basement with a new bedroom, plumbing or ductwork is on the list as well. We manage the permits and book the inspections on every job, so you don't deal with the City yourself.
Ask how they would schedule your job around a Barrie winter and who designs the beam if a load-bearing wall is coming out, since both shape the timeline. Then confirm licensing, insurance and WSIB coverage, plus licensed trades for electrical and plumbing work, and get an itemized quote. Raul Shamkhalov recommends us "to anyone in Barrie or Simcoe County", and our crews set out from the Barrie headquarters.

Everything between the first measure and the walkthrough: design and 3D renders, the itemized quote, permits and inspections, the trades and the schedule. On our Barrie jobs, one project manager coordinates it all and sends daily updates, and licensed electricians and plumbers work to that schedule.

You can if part of the house stays usable while the rest is opened up, and that order is settled while the plan is drawn. While the crew is working, we keep dust contained and the site safe for kids and pets.

On our jobs, one company does both: designers work alongside the project managers and trades, so the plan you approve in the 3D renders is the plan the crew builds. Structural changes, such as a removed load-bearing wall, get engineered beam details as part of the Barrie permit.

Yes. The City of Barrie lists adding a basement suite, or any additional unit inside a house, as building permit work, so the suite gets its own permit within the larger job. Planning it alongside the rest of the renovation lets its fire separation, exits and services be drawn with everything else.

Outside work goes first. Barrie sits in a snowbelt, so additions and new window or door openings are scheduled to have the shell weathertight before the heavy snow arrives. Interior trades follow once the house is sealed, and they can keep working through the cold months.

It may. On a lot inside the Lake Simcoe Region Conservation Authority's regulated area, enlarging a building needs the authority's permission on top of the City building permit. Those areas follow lakes, streams, steep slopes and wetlands, so a lot near the bay or a creek gets checked before an addition is drawn.

Good to KnowIn Barrie, structure and permits move a whole-home cost the most: a load-bearing wall coming out, or a unit added inside the house, brings drawings and City permit work, and the number of rooms and the finishes you pick set the rest. The itemized quote follows a free consultation at the house and gives each part of the job its own line before you commit. Raul Shamkhalov's review gives a sense of the scope: floors, trim and doors installed, the whole place repainted, the stairs redone and the basement finished, all done on time to get a new home move-in ready.
Some Barrie lots sit close to the water, a creek or a valley slope, and those can be regulated by the Lake Simcoe Region Conservation Authority. Making a building bigger there, or adding a dwelling unit, needs the authority's permission as well as the City building permit, which adds time before work starts. The City asks owners to check that before starting, and we look the lot up on conservation mapping before an addition or any exterior work goes on the calendar.
We've worked out of Barrie since 2018, and the same people (designers, project managers, licensed trades) carry a whole-home job from measuring day to the last walkthrough. Max, the owner, leads the work with his father Roman, one project manager sends daily updates, and we check back 30 days after handover. We've completed 600+ projects, and 60% of our clients are repeat clients.
