"A lakeshore cottage turned into a home that works in every season."
transformation,
one team.
Full home renovation in Innisfil, managed from our Barrie headquarters: gutting and rebuilding the whole house, opening up the main floor, adding a second storey or laying new floors throughout. You see 3D renders of the result before any demolition starts.
What We OfferOur Innisfil home renovations open up layouts, add second storeys and replace flooring room to room. On the Lake Simcoe shore, most of the old cottages are year-round homes now, and renovating one can go past finishes into insulation, structure and systems.
Top to bottom
We coordinate every trade, every detail. From foundation to roof, your entire home transformed with one team, one timeline, one point of contact.
Walls come down
Opening up a main floor's living space means removing walls and adding beams for flow. We look after the build, permits and structural engineering.
Expand upward
Need more space? We add second stories, dormers, and additions. Full architectural plans, permits, and construction, all managed in-house.
Bundle & save
Better pricing and quicker timelines come from coordinating your kitchen and bathroom renovations as one job, with finishes that carry from room to room.
Unified foundation
Hardwood, engineered, LVP, tile: installed consistently throughout your home. We match thresholds, handle transitions, and ensure a cohesive look.
Every detail
We freshen up each surface (paint, lighting, doors, trim and hardware) so the redone rooms read as part of the rest of the house.

Contact us to check availability →FAQIn Innisfil, where the house started out matters: a lakeshore home that began as a seasonal cottage can need insulation, structural work and new systems before the finishes, so we look for that at the first visit and price it into the itemized quote. Flooring, finishes and how many rooms change make up the rest.
On site, the work typically runs 8 to 16 weeks. Before that, many Innisfil properties are regulated by one of two conservation authorities, Lake Simcoe Region or Nottawasaga Valley, and on a regulated lot the Ontario Building Code requires the authority's written clearance before anyone applies for the permit. We request that clearance early, since every later step waits on it.
That depends on where the house is and what changes. Removing or adding walls inside needs a Town of Innisfil building permit. If the property fronts on Lake Simcoe or sits in Alcona, the Community Planning Permit System adds a planning permit for additions and changes to existing buildings, decided before the building permit. Putting in a new septic system, or altering yours, needs its own permit. We manage all of them.
Ask how they'd handle the Innisfil steps: conservation authority clearance, a Community Planning Permit on the lakefront or in Alcona, and septic setbacks if you're adding on. A contractor who manages permits should raise those before quoting. Then check for licence, insurance and WSIB coverage, and ask for an itemized quote. Our crews come from the Barrie headquarters, and we handle the permits and inspections ourselves.

Work across several rooms, or the whole house, as one project: opening up the layout, a second storey addition, flooring throughout, and kitchens, bathrooms and basements done together. One crew and one project manager carry it from design to the walkthrough.

Yes, and an empty house is easier, because the crew doesn't have to work around your family. Raul Shamkhalov had floors, trim, doors, painting, stairs and a finished basement done to make his new home move-in ready, all on time, and recommends us to anyone in Barrie or Simcoe County.
People also ask
Yes, open concept is within the whole-home scope we take on. The Town of Innisfil wants a building permit for interior renovations that take out or add walls, so we draw the new layout and apply, and no wall comes down until the permit is issued. You see the opened-up floor in 3D renders first.

More than new surfaces. A cottage converted to year-round use can need insulation, structural work and updated systems once the walls are open, and those come before finishes. We look for the signs at the first visit so the quote reflects them.

It can, and we build second storey additions on whole-house jobs. Building up still enlarges the house, so on a lot the Lake Simcoe Region Conservation Authority regulates, its permission is needed as well as the Town permit. We check the lot's status before anything is drawn.
People also ask
For an addition or changes to the existing building, yes. Innisfil's Community Planning Permit System covers homes with Lake Simcoe frontage and homes in Alcona, and its planning permit is decided before the building permit. Where a conservation authority regulates the lot, written clearance from it also comes ahead of the permit application.

Good to KnowInnisfil runs a Community Planning Permit System for residential properties with frontage on Lake Simcoe or in Alcona. On those lots, an addition or changes to the existing house need a planning permit, and that decision comes before the building permit. We apply for both and build the schedule around them.
Where the Lake Simcoe Region Conservation Authority regulates the lot (near the lake, a stream, a steep slope or a wetland), enlarging the house also requires the authority's permission, in addition to the Town permit.
In Innisfil, the house's history and its lot move a whole-house cost the most: a converted cottage may need insulation, structure and systems work before any finishes, and an addition on a lakefront or Alcona lot needs a planning permit ahead of the building permit. Your itemized quote follows the free consultation, so you can see what each room, the layout change and the flooring add before work starts. Brent Ste-Croix described getting "a detailed breakdown of the cost" with an open opportunity to add or remove details as he wanted. Once the crew starts, there are no hidden costs.
On an Innisfil job, our crew comes from the Barrie headquarters, and one project manager runs it from the first measure to the walkthrough, with daily updates in between and a check-in 30 days after. Max and Roman lead the work. Brent Ste-Croix wrote that Max messaged every time he came and went, and that the crew was courteous to the dogs.
