Can a contractor build from a cottage design the owner already has?
Yes, once the plans are checked against the cottage as it stands. We measure on site, compare the drawings with what is there, and flag anything the frame or the lot's approvals won't allow. Changes are agreed with the owner before we quote.
How can an old cottage be modernized without losing its character?
By deciding first what stays: exposed rafters, pine boards, a stone fireplace. Insulation then goes in around them, on the outside of the walls when the siding is replaced and above the roof deck where the rafters stay open, so the old wood is still in view. The 3D renders show the kept pieces in the new layout before demolition.
What should be checked before buying a cottage to renovate?
Its frame, its foundation and what the lot will let you add. Rotten floor joists or a shifting foundation mean structural repair before any finish work. If the plan is more bedrooms or a bigger footprint, the conservation authority's map and the septic system both have a say, so look at them before making an offer.
Can an old cottage be lifted onto a new foundation?
Yes, under a building permit. The cottage is raised and held on supports while the new foundation is built beneath it, then lowered back down. For a cottage on old piers it is often the first step toward a four-season conversion, since a heated, insulated building needs footings below the frost line.
Does a cottage set back from the water still need conservation authority approval?
It can. Along an inland lake, the regulated area extends a further 15 metres inland beyond the flood, erosion and dynamic-beach hazard limits, so a cottage some way back from the shore may still sit inside it, and so may the spot picked for an addition behind it.
Does a new cottage dock need a permit?
Not always. A seasonal or floating dock of 10 square metres or less, with no permanent supports and removable in a flood, is exempt from the conservation authority's development rules. Anything larger, or set on cribs, needs that permit, and we build docks to meet DFO and conservation authority requirements.
When does in-water work at a cottage need a provincial permit?
When a crib dock, breakwall or other structure touches more than 15 square metres of shore lands that are Crown land or close to it. Then a Ministry of Natural Resources work permit may be needed, separate from any conservation authority permit, and it sets the dock's schedule.
Does replacing a shorewall at a cottage need a permit?
On a regulated lot it can, on top of the building permit. The Nottawasaga Valley Conservation Authority lists shorewalls and retaining walls among the structures that need its permit. The replacement is built to stand up to lake ice and freeze-thaw.
Which conservation authority reviews a cottage project?
The one whose area the lot falls in. The Nottawasaga Valley Conservation Authority covers Collingwood, Wasaga Beach and parts of Barrie, and on Lake Simcoe the Lake Simcoe Region Conservation Authority checks permits against the Lake Simcoe Protection Plan. We take care of LSRCA, NVCA and Trent Conservation permits, and the municipal one, on waterfront jobs.
How is a waterfront cottage designed for flood risk?
From where the hazard limits fall on the lot. Beside an inland lake, building in the flood, erosion or dynamic-beach prone areas is prohibited unless the conservation authority permits it, so living space, the septic bed and the mechanicals go above and back from those lines.
When does a Muskoka room or screened porch suit a cottage?
When the family wants more time outdoors under a roof, out of the bugs and the rain. A screened porch suits summer weekends. A Muskoka room is closed in with windows, so it stretches into spring and fall, and if it will be heated it needs the insulation and foundation of the rest of the cottage.
Can a cottage be renovated in stages over several off-seasons?
Yes. Because the building happens in the off-season, a larger scope can be split across more than one fall and winter, with each stage finished so the cottage is usable through the summer in between.
Who does the septic work when a cottage is renovated?
Septic designers and installers who practise under the Ontario Building Code and are qualified and registered with the Ministry of Municipal Affairs and Housing. Installing, altering or extending a septic system needs its own building permit and inspections, so that work is planned as its own stage of the job.
