The build itself runs 4 to 6 weeks. Before that, Newmarket requires a building permit for any basement finish, so drawings and the application come first and inspections happen during the build. A legal unit adds one more step up front: the Town's Zoning Preliminary Review has to be done before the building permit is submitted. Plan for that paperwork as well as the construction.
Yes. The Town lists finishing a basement among projects that need a building permit, even when no rental unit is planned. That means drawings, an application and inspections before the walls are closed. A walkout or below-grade entrance needs a permit too, and a second unit needs the zoning review first. We look after all of it.
They can, with rooms and bulkheads framed around the furnace, water heater and main ducts. Moving ducts to raise a ceiling or clear a new wall is a mechanical alteration, which the Town of Newmarket also lists as permit work, so it goes on the drawings and gets inspected. In a house from the 1940s to 1990s, the equipment may be dated, so we look at the mechanical room on the first visit and price any change before framing.

Parking can settle the question early. Each additional unit needs its own parking space, and every required space has to be outside, not in the garage. If the driveway cannot fit one more car, the unit may not be possible, so we look at it on the first visit. A lot in the Floodplain and Other Natural Hazards zone mapped by the Lake Simcoe Region Conservation Authority cannot take a unit at all, and we check the zoning before any drawings.
A Town of Newmarket report says basements can flood in heavy rain when inflow and infiltration overload the sanitary sewer system. A finished basement has the most to lose from that, so we plan protection against sewer surcharge, such as a backwater valve, before any flooring or drywall goes down, while the floor is still open to work on. We go over what your house has now at the first visit.
