Once the permit is issued, construction typically runs 4 to 6 weeks. The Town of Innisfil inspects a permitted basement finish in stages as it goes, and the crew works to those visits, so the inspection dates shape the middle of the job. Drawings and the permit come first.
Yes, for any basement finish. Finishing a basement is on the Town's building permit list, and so is removing or adding walls, so even a single open rec room starts with drawings. We prepare them, submit the application and book each inspection on your behalf.
It can. The Town lists properties with private septic systems on lots within 100 m of Lake Simcoe as a restricted area where accessory dwelling units aren't permitted, so a shoreline house on septic keeps its basement as part of the home. Away from the shore, zoning decides whether a unit is allowed, and we check that before any design work starts.

Along Innisfil's lakeshore, most of the former cottages have been converted to year-round homes. A basement in one of them can need insulation, structural or systems work before it's finished, which we look for at the first visit. On a septic lot, a new basement bathroom may also mean changes to the system, under a separate Town permit.
In Innisfil, finishing a basement always needs a building permit, and the Town inspects the work in stages. We prepare and submit the drawings and book each inspection as the crew reaches that stage.
Two other approvals can come first. Many Innisfil properties come under either the Lake Simcoe Region Conservation Authority or the Nottawasaga Valley Conservation Authority, and the Ontario Building Code requires written clearance from the authority before a permit application goes in. In a Lake Simcoe Region regulated area near a lake, stream, steep slope or wetland, adding a dwelling unit also needs that authority's permission.

Two areas are ruled out: the Cookstown settlement area, and lots with private septic systems within 100 m of Lake Simcoe. In those places the basement can still be finished as part of the house, with bedrooms or a rec room, but not as a separate rental.
Where a unit is allowed, the permit and its inspections are what make it legal. Innisfil registers an accessory dwelling unit automatically once the building permit passes its notice of completion inspection, so we close out every inspection rather than leaving the final for later.
If the basement stays part of the house, the plan is about how you'll use it: bedrooms, a bathroom, a theatre or rec room, or a home gym. We cut in egress windows and walkouts where the layout needs them. The 3D renders show the finished space before framing starts, and tile, flooring and fixtures are chosen with you inside the budget.
